Why do you need a professional photographer to showcase your property?

Recent studies demonstrate that many buyers find good quality photographs/images very useful and rather influential in their buying decision. A good photograph not only showcases the home superbly well, but also ignites the customer’s imagination and desire to see the property in real life.

Owning professional photographs of your property really helps with a couple of important aspects of a listing:

Your property will sell faster 

It’s common sense to think that a good quality, professional image of your home will create interest. The idea of creating a buzz through professional photography has solid research behind it.

A 2016 survey from the American National Association of Realtors reported that a property with more photographs will sell faster, therefore a home with a single or very few bad quality photos takes an average of 70 days on the market, while a home with more than 20 photos takes an average of 32 days to sell.

You can command a higher price

Like all properties vendors, you want the highest possible price, right?

A few years back The Wall Street Journal wrote an article about how a decent real estate image is worth more than $1,000.

This is backed up by another survey by REDFIN,  a very large U.S. real estate company, which has created an infographic with the advantages of good photographs for your listing. It mentions: “Sellers who used a high-quality camera and lens for their listing photos got an average of $3,400 more for their properties.”

You get better quality exposure

Nobody likes a bad photograph – it doesn’t do justice to your home.

According to the same REDFIN analysis from 2016, homes with professional photographs were found, on average to be viewed 61% more online than others in the same price range than ones with less quality and fewer pictures.

Los Abrigos Properties asked Ana for her top tips when it comes to using professional photographs to help sell your property. Here’s what she said:

  • BEFORE any pictures are taken, help the professional photographer by making sure your home is clean, looking good, tempting and there are no distractions in the frame. Do this for a variety of rooms in order to showcase all the elements of your property.

  • Stand out from the crowd! The market is flooded with properties in Tenerife. So how are you going to make yours stand out? You have to beat the competition by standing out when showcasing your property; pick the stronger aspect of your property and enhance it, show its full value, if it is an architectural element, or an amazing terrace with stunning views, large gardens or private pools.

  • Clean the space and clear out your personal belongings. Even if it seems like a waste of time to clean and remove unnecessary items, a customer wants to see how spacious the rooms are, how much they could benefit from the particular features the property has: large kitchen, sunny balconies, and so on. This help your buyers visualise themselves living in their new home.
